Here are 3 things to know before you are ready to remodel your home

You wouldn't buy a sofa without measuring your room first, right? So, why plan a remodel without understanding the space you already have?

Here are 3 things you should know before planning a remodel.

1. You already know what problem you're trying to solve.

You may say, “We need a bigger kitchen,” but the real problem could be poor traffic flow, lack of storage, not enough prep space, or wanting to better connect the kitchen to the rest of the home. Before you are ready to remodel, write down the 3 biggest things that aren't working and how you want the space to be better. This gives you something to measure every design decision against.

2. You're willing to make decisions before construction starts.

Remodeling involves a lot of decisions—layout, cabinetry, plumbing locations, lighting, flooring, countertops, appliances, hardware, paint, phew! .. the list goes on! But, you don't need to have all the answers before hiring a designer.

What you do need is to be willing to work through the decisions before construction gets too far along.

Don't aim to have everything selected immediately. Instead, establish your priorities first, then work through decisions in the order that affects the project most.

3. You have a plan for the existing space—not just a vision for the new one.

Homeowners often start with inspiration photos of what they want their finished space to look like, but remodeling starts with what already exists. Walls, windows, doors, ceiling heights, plumbing, mechanical systems, structural conditions, electrical locations and existing circulation can all influence what's actually possible.

Helpful advice: Before falling in love with a layout or inspiration photo, understand the existing conditions and identify which elements can realistically change.
